I'm George. I've been building businesses since 2011: an e-commerce brand, a construction company and two property businesses. I've been a landlord since 2013. Through Manchester Sourcing, we've sourced 450+ properties and bought £70m+ of property for clients across the North of England since 2018.
Now I mentor a small number of sourcers, landlords and investors, one to one, for a year.

Working with you
This isn't a course. It's 12 months of working on your business with someone who's doing it every week.
A call every two weeks. WhatsApp in between. I check your deals and your numbers before they go anywhere near your investors.
I'll be straight with you: I'll narrow what you're doing, not add to it. Most people I speak to are running three strategies at once, and none of them properly.
Step by step
Weeks 1–4: get clear. What's your product? Who's it for? Where does your week actually go?
Months 2–6: build the machine. Agent and investor scripts, deal sheets, a pipeline you check every week, and a content routine you can stick to.
Months 6–12: scale it. Systems, delegation, and adding the social housing route (provider leases and lease placement) if it fits.

What is property mentoring?
Property mentoring is working one to one with someone who's already doing what you want to do. With me, that's 12 months: a call every two weeks, WhatsApp in between, and a second pair of eyes on your deals and numbers before they reach your investors. It's built around your business, not a course syllabus.

How is it different from a property course?
A course gives everyone the same content. Mentoring starts with your numbers, your time and your market. In the first month we work out what your product is and where your week actually goes. Then we narrow what you're doing, not add to it. Most people I speak to are running three strategies at once.
What happens on the first call?
It's a one-hour video call. I'll ask about your time, your cash position, your current work, your targets, your compliance and whether you want a sourcing business or your own portfolio. By the end we'll both know whether mentoring is the right fit. If it isn't, I'll tell you.
How much time do I need to put in?
A call every two weeks, plus the work between calls. For a sourcer that's usually an hour or two a day, which can sit alongside a job. Expect around six months of steady work before results show. Property moves slower than people expect, which is why the mentoring runs for a year.
Can you help me start working with social housing providers?
Yes. Where it fits your business, I introduce mentees to the social housing and supported living providers I work with, and we work through how lease placement and provider-leased buy-to-lets work in practice. That includes the risks, such as how to vet a provider, and why lease rent is only guaranteed for the lease term.
Is the mentoring online?
Yes. The calls are on Google Meet and support between calls is on WhatsApp, so you can be anywhere in the UK. I'm based in Manchester and source property across the North of England, but your patch can be wherever you work.
